WHY INSPECT

What a fire door inspection is — and why you need one

A fire door only protects people if every part works together: the leaf, frame, gaps, seals, hinges, closer and glazing. An inspection confirms it does, and gives you the documented evidence the law expects you to hold. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must keep fire doors in efficient working order. In buildings above 11 metres, the Fire Safety (England) Regulations 2022 add fixed check intervals on top. So whether you look after one block or a whole portfolio, an inspection tells you exactly where each door stands, and what, if anything, it needs.

OUR INSPECTIONS

The three inspections we do

Non-invasive inspection

Our most common inspection and the usual starting point. We assess every accessible part of the doorset: gaps against tolerance, intumescent and smoke seals, closers and closing action, hinges and hardware, glazing, signage and certification evidence. That establishes the door’s compliance status and pinpoints exactly what, if anything, is failing. As a result, you come away knowing where each door stands and what it needs.

Invasive inspection

An optional add-on to a non-invasive inspection, for when you need certainty about how a door was actually built and its true level of compliance. We carefully remove the architraves to check what a visual inspection cannot reach. For example, that the frame-to-wall gap is correctly fire-sealed, the frame is the right thickness, and intumescent protection sits around the locks and hinges. Because it is more involved, we normally carry it out on a proportion of the doors in a building. That is enough to draw reasonable, evidence-based conclusions about the rest.

Regulation 10 check

This is the routine check required under Regulation 10 of the Fire Safety (England) Regulations 2022: quarterly on communal doors, annually on flat entrance doors. We offer it on doors we have already fully inspected, so the baseline is known. It keeps your evidence current and catches anything that has changed. If a fault shows up, we follow it with a full non-invasive inspection to pin down the cause and set out how to bring the door back to compliance.

Fire door inspection FAQs

Straight answers to the questions responsible persons, landlords and managing agents ask us most about fire door inspections.

How often should fire doors be inspected?

In buildings above 11 metres, the Fire Safety (England) Regulations 2022 require the responsible person to check communal fire doors at least every three months, and flat entrance doors at least annually. For all other premises, the Regulatory Reform (Fire Safety) Order 2005 requires inspection as often as the fire risk assessment determines. In practice, most responsible persons arrange a competent inspection every six to twelve months.

What does a fire door inspection involve?

A fire door inspection checks every part of the doorset against its required fire performance. That means the door type and any certification or evidence, the gaps around the leaf (typically 2–4 mm), the intumescent and smoke seals, the hinges, the self-closing device and closing action, any glazing, and the signage. We inspect and photograph each door individually and record its condition. As a result, you hold documented evidence for your fire safety file.

Is a fire door inspection a legal requirement?

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must keep fire doors in efficient working order and good repair. You cannot demonstrate that without inspecting them. In residential buildings above 11 metres, the Fire Safety (England) Regulations 2022 also set explicit fire door check duties. Because fire doors are a critical part of a building's compartmentation, inspection is how the responsible person shows they are doing their job.

What standard do you inspect fire doors to?

We inspect against the relevant product and installation standards, principally BS 8214, the code of practice for timber fire door assemblies. The certification and installation data for each doorset also guide us. We measure and photograph every finding and reference it to the standard it relates to. In addition, an ABBE Level 3 qualified inspector leads every inspection.

What happens if a fire door fails its inspection?

If a door has faults, we record exactly what is wrong and photograph it. We then tell you whether repair or replacement is the answer, with the reasoning behind our recommendation. Many failures are component issues, such as worn seals, incorrect gaps or a failed closer, and a repair restores compliance. Where a door is beyond economic repair, or is a nominal or notional door with no evidence, we explain why replacement is the honest route. Either way, the decision always rests with you as the responsible person.

How much does a fire door inspection cost?

We price per door, so you always know where you stand. Non-invasive inspections are £20 +VAT per single door and £25 +VAT per double door. An invasive upgrade is £50 +VAT per door, and routine Regulation 10 checks are £10 +VAT per door on doors we have already fully inspected. Every visit is subject to a £200 +VAT minimum charge. If an inspection finds a door that needs work, you also get a £50-per-door voucher towards any repair, upgrade or replacement, up to £1,000 back on a 20-door job. We confirm the cost in writing before any work begins.

Which areas do you cover for fire door inspections?

We carry out fire door inspections across Bournemouth, Poole, Christchurch and the wider Dorset and Hampshire area, including Wimborne, Ferndown, Ringwood and Southampton. Our clients include landlords, managing agents, housing associations and businesses throughout the region.

Do you provide a fire door inspection report?

Yes. Every inspection produces a documented, photographed record of each door and its condition, which forms part of your fire safety evidence. Where we also carry out remedial works, you receive a record of what we did. So the responsible person holds clear evidence that someone is maintaining the building's fire doors.
