Little faults, fixed before they fail
A fire door only performs if everything around it does: the hinges, the closer, the seals, the gaps, the glazing, the signage. Doors in daily use drift out of tolerance. For example, closers slow down, seals get painted over or torn, gaps creep past 4mm, and screws work loose. None of it looks urgent. However, all of it matters in a fire.
A planned maintenance visit catches and corrects these faults while they are still small. We adjust and re-hang doors, replace intumescent strips and smoke seals, service closers and hardware, and make sure signage is present and correct. It is the cheapest point in a door’s life to put things right. Above all, it is how a compliant building stays compliant between inspections.

The things that keep a door compliant
Seals, closers & hardware
We check intumescent and smoke seals, self-closers, hinges, locks and latches, then adjust or replace them before a small fault becomes a failed door.
Gaps, alignment & operation
We check leaf-to-frame gaps, dropped or binding doors and latching at every visit, so each door still closes and holds as it should.
Records for compliance
We document every visit door by door, including what we checked and what we adjusted. That builds the evidence trail your responsible person has to keep.
What the law expects between inspections
The 2022 Regulations
In residential buildings over 11 metres, the Fire Safety (England) Regulations 2022 require quarterly checks of fire doors in communal areas and annual checks of flat entrance doors. Planned fire door maintenance keeps you ahead of both, with the records to prove it.
Best practice, every building
British Standard guidance recommends six-monthly checks for fire doors in regular use, and more often on busy communal doors. Whatever your building, a sensible maintenance schedule is the difference between a compliant estate and an expensive surprise.
Evidence, not promises
We document every visit door by door: what we checked, what we adjusted, what we replaced, with photographs. The record slots straight into the evidence file the responsible person must hold.
How a fire door maintenance visit works

We check the wear points
Seals, closers, hinges and gaps are the parts that drift out of spec between inspections. So each one gets checked against tolerance.

We put small faults right
Worn hinges, tired seals and out-of-adjustment closers get corrected on the visit, before they turn into a non-compliant door.

We record every door
You get a documented, photographed record of each door and what we did, ready for your fire safety file.
£50 per door off any remedial work
Not on a maintenance plan yet? Book a one-off fire door inspection and, for every door that needs remedial work, you get £50 per door off putting it right. For example, that is up to £1,000 back on a 20-door job. It is the simplest way to see where you stand.
Fire door maintenance FAQs
Straight answers to the questions responsible persons, landlords and managing agents ask us most about maintaining fire doors.
What does fire door maintenance involve?
Fire door maintenance is the ongoing programme of checks and remedial work that keeps fire doors in efficient working order. It covers the parts that wear or drift out of adjustment over time — intumescent and smoke seals, the self-closing device, leaf-to-frame gaps, hinges, glazing beads and signage — and putting right the faults found, so each door continues to perform as intended. We plan it as a scheduled programme and document every visit.
How often should fire doors be maintained?
The right frequency is proportionate to the building's risk and set by its fire risk assessment. In residential buildings above 11 metres, the Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual checks of flat entrance doors. Many responsible persons combine these checks with a planned maintenance visit every six to twelve months so that we put faults right, not just record them.
Is fire door maintenance a legal requirement?
Yes, in effect. Under the Regulatory Reform (Fire Safety) Order 2005 the responsible person must keep fire doors and their fittings in efficient working order and good repair — which is precisely what ongoing maintenance delivers. Fire doors are a working part of a building's fire protection, and they only remain compliant if someone maintains them.
What is the difference between fire door inspection and maintenance?
An inspection identifies and documents the condition of each door and any faults; maintenance is the ongoing work of checking and putting those faults right to keep the doors compliant over time. The two work together — an inspection tells you what needs doing, and maintenance keeps the doors in working order. We provide both, often as a single planned service.
Can you set up a planned fire door maintenance programme?
Yes. We set up scheduled maintenance programmes for landlords, managing agents and businesses, with visits prioritised by risk and planned around access. We document each visit, so you build a continuous, dated record of your fire doors being maintained — exactly the evidence a fire risk assessor or insurer expects to see.
What faults do you put right during maintenance?
We correct the common issues that develop with use: perished or missing intumescent and smoke seals, self-closers that no longer close and latch the door, leaf-to-frame gaps that have drifted outside the typical 2–4 mm, worn hinges, damaged glazing beads and missing or incorrect signage, along with minor damage to the leaf or frame.
Do you provide records of fire door maintenance?
We photograph, measure and record every maintenance visit. That gives the responsible person a documented, dated record for the fire safety file. As a result, you hold clear evidence that the building's fire doors are in efficient working order, as the law requires.
Which areas do you cover for fire door maintenance?
We provide fire door maintenance across Bournemouth, Poole, Christchurch and the wider Dorset area, including Wimborne, Ferndown, Ringwood and Southampton, for landlords, managing agents, housing associations and businesses.
