Repairs & remedials

If a door can be repaired, we say so

Most doors that fail an inspection do not need replacing. They need putting right. Gaps outside tolerance, missing or painted-over intumescent strips and smoke seals, closers that no longer close the door into the frame, worn hinges, damaged lippings, non-compliant glazing beads, missing signage: these are the faults behind the great majority of failed doors. Every one of them is repairable.

We work straight from the inspection findings, ours or a report you already hold from someone else. We price each remedial item per door, so you can see exactly what you are paying for and why. Where a door genuinely cannot get back to the condition expected of it, we say so plainly and explain the reasoning. The decision on repair versus replacement always stays with you as the responsible person.

We photograph every repair before and after, and measure and record it. So what you file is not just an invoice. It is evidence that the work was done, door by door.

Fire door repairs FAQs

Straight answers to the questions responsible persons, landlords and managing agents ask us most about repairing fire doors.

Can a fire door be repaired, or does it have to be replaced?

Many fire doors need repair rather than replacement. Where a door is a certified doorset with faults to its components, such as seals, closers, hinges or gaps, repair usually restores full compliance at a fraction of the cost of replacement. Replacement is the right route when the leaf or frame is damaged beyond economic repair. It is also right when the door is nominal or notional and you need documented, certified protection. The decision rests with the building's responsible person, informed by the fire risk assessment.

What fire door faults can you repair?

We repair the common faults found on inspection. For example, perished or missing intumescent and smoke seals, gaps that are too wide or uneven (the leaf-to-frame gap should typically be 2–4 mm), failed or non-compliant self-closers, worn or incorrect hinges, damaged glazing beads, missing or incorrect signage, and minor damage to the leaf or frame. We carry out each repair with correct-specification, fire-rated components.

Will a repaired fire door still be compliant?

On a certified doorset, repairing worn components to the correct specification restores the door to the condition it was certified in, so it remains compliant. On a nominal or notional door, we can improve integrity and performance. However, repair cannot make it a certified door, because the test evidence for that specific assembly does not exist. We will always tell you honestly which situation your door is in.

Do you repair fire doors to a recognised standard?

Yes. We carry out repairs in line with the relevant guidance, principally BS 8214 for timber fire door assemblies, using components that carry the correct fire rating and CE or UKCA marking. We measure, photograph and record every repair, so you hold the evidence in your fire safety file.

Is repairing a fire door cheaper than replacing it?

For a certified door with component faults, repair is usually considerably cheaper and less disruptive than replacement. That is why our default is to repair wherever we responsibly can. Where a door genuinely needs replacing, we will explain why, so you can make an informed decision rather than paying for unnecessary work.

Do you provide documentation for fire door repairs?

Yes. We photograph, measure and record every repair, which gives you a documented record of the works for your fire safety evidence. As a result, the responsible person holds proof that the building's fire doors are in efficient working order, as the Regulatory Reform (Fire Safety) Order 2005 requires.

How quickly can you carry out fire door repairs?

We prioritise repairs by risk, and we can complete many common component repairs in a single visit. For larger schemes, we plan the work around access and the building's needs, and we give clear timescales up front.

Which areas do you cover for fire door repairs?

We carry out fire door repairs across Bournemouth, Poole, Christchurch and the wider Dorset area, including Wimborne, Ferndown and Ringwood. We also cover Southampton and south Hampshire. Our clients include landlords, managing agents, housing associations and businesses.
