Fire Door Inspections in Bournemouth

Our fire door inspections in Bournemouth cover commercial buildings, blocks of flats and communal areas. A local team photographs every door and gives you a clear report you can act on.

FIRE DOORS ACROSS BOURNEMOUTH

Bournemouth’s buildings are a real mix. For example, there are commercial offices and mixed-use premises around the town centre, Lansdowne and the Triangle. Meanwhile, purpose-built residential blocks and period conversions sit across Westbourne, Boscombe, Southbourne, Charminster and Winton, with larger managed estates in between. In every one of them, fire doors are a critical line of defence. As a result, they are also a legal responsibility for whoever owns, occupies or manages the building.

We work with facilities managers, commercial landlords, main contractors, management companies, managing agents and residents’ management companies (RMCs) across Bournemouth. We inspect every door thoroughly and give you a clear report you can actually use. Where we find issues, we can carry out the remedial works to bring each door back to a compliant standard.

You get the same photographed report every time. That applies to a fire door inspection for a block of flats in Southbourne, a communal-door survey in Boscombe, flat-entrance door checks in Pokesdown or a full FD30 and FD60 inspection in Winton. See everything we do in the town on our fire doors in Bournemouth page.

WHAT WE DO

Fire door inspections in Bournemouth, from survey to compliant doors

Fire door inspections. We assess each door in full: leaf, frame, gaps, seals, hinges, closers, glazing, ironmongery, signage and certification. We record everything with photographs and give you a prioritised list of any works needed. See our general fire door inspections service.

Remedial repairs. Gap adjustments, hinge replacements, intumescent and drop-seal installation, closer fitting and hardware repairs. In other words, everything needed to bring existing doors up to standard.

Door replacement. Where a door is beyond repair or non-certified, we supply and install certified replacement doorsets.

Ongoing maintenance. Scheduled re-inspection and upkeep, so your doors stay compliant year-round.

A RECENT PROJECT

The LV Building, Bournemouth

The client contracted us to inspect every fire door in the LV Building in Bournemouth. In short, it is a large commercial building with over 170 fire doors throughout.

A building of this size, fitted out over many years, is never uniform. This one was a good example. The doors varied in age, and installers had used a range of techniques over time. Alongside standard single-leaf doors, there were double doors and door-and-a-half sets. There was also a mix of specialist components: pivot hinges, key-fob access, and both glazed and unglazed leaves. The doors themselves were a mix of FD30 and FD60 ratings.

Inspecting a set like this properly means assessing each door on its own terms. We look at how it was actually built and installed, rather than working through one generic checklist.

A 700-page fire door inspection report

First, we inspected and photographed every door and produced a full photographic report. With more than 170 doors, that report runs to over 700 pages. Therefore, how it is organised matters as much as what is in it. The report sets out each door’s compliance failures clearly. Where a door falls short, it also gives practical remedial options to bring it back to a compliant standard. Above all, the whole thing is straightforward to read and act on.

Alongside the report, we also quoted for the remedial works. The findings and proposed fixes are laid out door by door, so any competent contractor can see exactly what is required. That matters when the works go out to tender. Everyone can compare like-for-like quotes fairly, and nothing gets missed.

That combination gives the people responsible for the building what they need: a clear photographic record of what we found, plus a practical route to putting it right. The evidence is on file, and there is a straightforward path from inspection to compliant, documented doors.

YOUR RESPONSIBILITIES

What the law expects

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any non-domestic premises has a duty to keep fire doors in effective working order. That covers offices, commercial buildings and the common parts of residential blocks. They must also be able to show that they manage those doors properly.

In multi-occupied residential buildings, the Fire Safety (England) Regulations 2022 add specific duties. In blocks above 11 metres, that includes quarterly checks of communal fire doors and annual checks of flat entrance doors. You can read the full text on legislation.gov.uk. Even in lower-rise and commercial buildings, the underlying duty to keep fire doors working as intended still applies.

In addition, a clear, photographed inspection report helps you meet those obligations. For instance, if a fire risk assessor, insurer or the Building Safety Regulator asks, you have a record of what we checked, what we found, and what needs putting right.

COMMON QUESTIONS

Fire door inspections in Bournemouth: common questions

How much does a fire door inspection in Bournemouth cost?

Routine inspections are £20 +VAT per single door and £25 +VAT per double door, with a £200 +VAT minimum charge per visit. An invasive upgrade is £50 +VAT per door. Regulation 10 checks on doors we have already fully inspected are £10 +VAT per door. Larger Bournemouth blocks are priced per door and come down with volume. Our cost guide has the detail.

How often do the doors in a block need checking?

In blocks over 11 metres, the Fire Safety (England) Regulations 2022 require communal doors to be checked at least every three months and flat entrance doors at least once a year. For other buildings, your fire risk assessment sets the interval. Annual inspection is the usual baseline.

What do I receive after the visit?

A photographed, door-by-door report. We measure and record each door against the key checkpoints: gaps, seals, hinges, closer, glazing and signage. Defects are listed in priority order with a remedial quote. After any works we re-inspect and update the record, so you hold the evidence.

Which parts of Bournemouth do you cover?

All of it. We regularly work in the town centre, Lansdowne, Westbourne, Winton, Charminster, Boscombe, Southbourne and Kinson, and we are based ten minutes away in Christchurch.

Do you need access to every flat?

For flat entrance doors, yes. We arrange access with residents through the managing agent, work in blocks of appointments, and record any refusals so you can show best endeavours under the 2022 Regulations.

Can you carry out the fire door repairs as well?

Yes. We repair first wherever a door can be brought back to standard: seals, closers, hinges, gaps and glazing. Only doors beyond economic repair are replaced. See our Bournemouth fire door repairs page.
