FIRE DOOR REPAIRS · BOURNEMOUTH

Fire Door Repairs & Remedial Works in Bournemouth

Our fire door repairs in Bournemouth bring seals, gaps, closers, hinges, glazing and signage back up to a compliant standard. We act on your inspection report, so every communal and flat entrance fire door in your building performs as it should. We repair and re-rate FD30 and FD60 doors, or replace them where they are beyond economic repair.

FROM REPORT TO COMPLIANT DOORS

A fire door inspection usually turns up a list of faults. On its own, that list does not make anyone safer. Remedial works close the gap between “we know what is wrong” and “the doors are compliant”. Across Bournemouth we carry out fire door repairs in residential blocks and conversions, managed estates and commercial premises. We take a report, ours or another inspector’s, and put every finding right. Most issues need a repair, not a replacement. That is quicker, less disruptive and far cheaper.

We work from your fire door inspection findings, prioritise the works sensibly, and record what we have done. As a result, the fix is evidenced as clearly as the fault was.

That might mean renewing intumescent seals on a flat-entrance door in Winton, re-hanging a communal door for a block of flats in Kinson, gap and closer adjustments in Iford, or bringing an FD30 or FD60 doorset back to standard in Boscombe. Wherever it is, we put things right across Bournemouth.

WHAT WE PUT RIGHT

Fire door repairs in Bournemouth: the common faults, fixed

Seals. We renew perished or missing intumescent fire and smoke seals to the correct specification, and fit drop seals to door bottoms where needed.

Gaps & alignment. We adjust gaps and clearances back to the correct tolerances, and re-hang or re-align doors so they close and latch properly. See our fire door gaps guide.

Closers & hinges. We replace failed, removed or non-compliant self-closers and set them correctly, and swap worn hinges for CE/UKCA-marked fire-rated hinges.

Glazing, ironmongery & signage. We put right damaged glazing beads, incorrect ironmongery and missing “Fire door — keep shut” signage.

WHY IT MATTERS

Repaired, and evidenced on paper

Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person has a duty to keep fire doors in effective working order, and to be able to show it. You can read the Order in full on legislation.gov.uk. Where a door genuinely cannot be brought up to standard, we will say so and quote for a certified replacement doorset instead. Either way, we photograph and record the works. So you hold the evidence a fire risk assessor, insurer or the Building Safety Regulator will want to see.

A RECENT PROJECT

A second opinion in Southbourne

At the Panorama building in Southbourne, the client already had a third-party inspection report. It recommended replacing many of the fire doors. Before committing to that spend, they asked us for a second opinion. We surveyed every door ourselves, and our findings were different. Remedial work would bring most of the doors back to a compliant standard, and only one needed a new certified doorset.

So that is what we did. We carried out the fire door repairs, installed the single replacement doorset, and then re-inspected and photographed every door. The client got compliant doors and a clear record for their file, without the cost and disruption of a wholesale replacement. In short, it is a good example of why we always look at repair first.

COMMON QUESTIONS

Fire door repairs in Bournemouth: common questions

What do fire door repairs in Bournemouth typically cost?

Most repairs are modest. New intumescent and smoke seals are typically £25–£70 +VAT per door, a closer £60–£150 +VAT, a fire-rated hinge set £45–£120 +VAT, and gap adjustment or re-hanging £60–£180 +VAT. We quote per door from the inspection report, so you can see exactly what each door needs. Our cost guide has the full table.

Can my doors be repaired, or do they need replacing?

Usually repaired. On a certified doorset, replacing seals, adjusting gaps, fitting a compliant closer or making good minor damage restores it to the condition it was certified in. We only recommend replacement where the leaf or frame is damaged, modified or of unknown construction. Our guide to repair or replace explains how we decide.

Another company says all my doors need replacing. Can you give a second opinion?

Yes, and we do it often. At the Panorama building in Southbourne an earlier report recommended replacing many doors; our survey found remedial work would bring most back to standard, and only one needed a new doorset. We survey every door ourselves and report what we find, whichever way it goes.

Will the repairs keep the door certified?

On a certified doorset, yes, provided the correct-specification components are used and fitted to the manufacturer’s instructions. That is why we record the parts fitted on each door. On a nominal or notional door, repairs improve performance but cannot create certification that never existed.

What happens after the work is done?

We re-inspect and photograph every repaired door and update the record. You receive a door-by-door account of the defects found, the work carried out and the door’s condition afterwards. That is the evidence a fire risk assessor, insurer or the Building Safety Regulator will want to see.

Which parts of Bournemouth do you cover?

All of it. We regularly work in the town centre, Lansdowne, Westbourne, Winton, Charminster, Boscombe, Southbourne and Kinson, and we are based ten minutes away in Christchurch, so small jobs are no problem.
