Fire Doors in Christchurch

We look after fire doors in Christchurch, our home town. That means inspection, remedial works, installation and replacement for blocks of flats, retirement developments, commercial premises and communal areas, from a team based right here.

OUR HOME TOWN

Christchurch is where we are based. Our workshop is at Basepoint Business Centre on the Aviation Business Park, so we know the town and its buildings well. It is a place of real variety. There is the historic core around the Priory and the Quay, and there are riverside flats along the Avon and the Stour. Then there are the retirement and sheltered-housing developments Christchurch is known for, and the residential streets of Highcliffe, Mudeford, Friars Cliff, Stanpit, Purewell and Somerford. Many are period or converted buildings, and many are home to older residents. As a result, well-maintained fire doors, and the evidence that someone has checked them, matter all the more.

We work with management companies, resident management companies (RMCs), managing agents, retirement-scheme operators, landlords and leaseholders across Christchurch. First, we carry out a thorough inspection. Then we give you a clear report you can act on, and put right anything that falls short.

It might be a fire door inspection for a block of flats in Highcliffe, remedial repairs to a communal door in Mudeford or a new certified FD30 doorset in Burton. Wherever you are, we cover the whole of Christchurch.

WHY IT MATTERS

Compliant doors, evidenced on paper

Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022, whoever is responsible for a building has a duty to keep its fire doors in effective working order. Increasingly, they also need to prove it. In blocks above 11 metres, that includes quarterly checks of communal fire doors and annual checks of flat entrance doors (see the Regulations on legislation.gov.uk). So we photograph, measure and record every inspection and repair. That way, you hold the evidence a fire risk assessor, insurer or the Building Safety Regulator will want to see.

COMMON QUESTIONS

Fire doors in Christchurch: common questions

What fire door services do you offer in Christchurch?

Everything a building needs over the life of its doors: fire door inspections, repairs and remedial works, installation of certified doorsets, scheduled maintenance and Level 4 fire risk assessments. Every job is photographed and recorded door by door, so you hold the evidence.

How much does an inspection cost?

Routine inspections are £20 +VAT per single door and £25 +VAT per double door, with a £200 +VAT minimum charge per visit. Regulation 10 checks on doors we have already fully inspected are £10 +VAT per door. Repairs and replacements are quoted per door from the report. Our cost guide has typical figures.

Who is responsible for the doors in a block of flats?

The responsible person under the Fire Safety Order 2005, usually the freeholder, RMC or managing agent, must make sure communal doors and flat entrance doors perform. Leaseholders often own their flat entrance door, but the responsible person still carries the duty. Our guides on the responsible person and who pays explain the split.

Which regulations apply to a block in Christchurch?

The Regulatory Reform (Fire Safety) Order 2005 applies to the common parts of every block. The Fire Safety Act 2021 brings flat entrance doors into the fire risk assessment. In blocks over 11 metres, the Fire Safety (England) Regulations 2022 add quarterly checks of communal doors and annual checks of flat entrance doors. Our legislation hub explains each one in plain English.

Which parts of Christchurch do you cover?

All of it: the town centre, Purewell, Stanpit, Mudeford, Highcliffe, Somerford, Burton, Jumpers, Fairmile and the Aviation Business Park. We are based in Christchurch itself, at Basepoint on the Aviation Business Park, so short visits and follow-ups are no problem.

How do I book a fire door inspection in Christchurch?

Call 01202 399399, email info@southcoastfiredoors.co.uk or use the quote form. Tell us the building type and roughly how many doors, and we will give you a per-door price and the earliest dates. Most Christchurch inspections are booked within a couple of weeks.
