Fire Door Inspections in Poole

Our fire door inspections in Poole cover communal areas, flat entrance doors and commercial premises. We also handle remedial repairs and full replacement, from a local team based right here on the south coast.

FIRE DOORS ACROSS POOLE

Poole’s housing is as varied as its coastline. You’ll find high-value waterfront flats around Sandbanks, Canford Cliffs and Lilliput. There are harbourside and Quay developments too, plus period conversions in Parkstone, Branksome and Westbourne. Hamworthy and Broadstone add purpose-built blocks to the mix. In all of them, the communal fire doors and flat entrance doors keep residents safe. They are also a legal responsibility for the people who own and manage these buildings.

We work with management companies, resident management companies (RMCs) and block managing agents across Poole, as well as landlords and leaseholders. We start with a thorough inspection and a clear report you can act on. Where we find issues, we carry out the remedial works to bring each door back to compliance.

You get the same thorough, photographed report every time, right across Poole. That applies to a fire door inspection for a block of flats in Branksome, a communal-door survey in Canford Cliffs, flat-entrance door checks in Penn Hill or a full FD30 and FD60 inspection in Oakdale.

WHAT WE DO

Fire door inspections in Poole, from survey to compliant doors

Fire door inspections. We assess each door in full: leaf, frame, gaps, seals, hinges, closers, signage and certification. You get a clear, photographed report and a prioritised list of any works needed. See our general fire door inspections service.

Remedial repairs. Gap adjustments, hinge replacements, intumescent and drop-seal installation, closer fitting and hardware repairs. In other words, everything needed to bring existing doors up to standard.

Door replacement. Where a door is beyond repair or non-certified, we supply and install certified replacement doorsets. See fire door installation in Poole.

Ongoing maintenance. Scheduled re-inspection and upkeep, so your doors stay compliant year-round.

A RECENT PROJECT

The Orchard, Westbourne

The Orchard, on Balcombe Road in Westbourne, is a block of eight apartments built in 2005. It is a four-storey building with a basement garage. The block is well maintained, but a mandatory fire risk assessment flagged several issues with the fire doors. Even on a modern building, that is more common than people expect.

The directors asked us to carry out a full fire door survey covering the communal fire doors and the flat entrance doors throughout. Our survey identified a range of faults, the kind that are easy to miss but hurt fire performance. It also flagged vision panels for the communal doors and the specification of the garage door.

Remedial works, door by door

We then carried out the works to bring every door up to a compliant standard, across both the communal fire doors and the flat entrance doors. First, we adjusted gaps and clearances back to the correct tolerances. Next, we replaced worn hinges with fire-rated hinges and renewed the intumescent fire and smoke seals. New drop seals went onto the door bottoms, and we fitted overhead door closers so the doors close fully and reliably on their own.

Where a door was beyond repair, we supplied and installed a certified replacement fire doorset. In the communal areas, we matched the new doors to the existing surroundings and fitted the vision panels the survey called for.

Re-inspection and the compliance record

Once the works were complete, we carried out a full photographic inspection of every door. We then produced the documentation to evidence each one as a compliant fire door. That gives the management company a clear, dated record to hold on file. It is the evidence a fire risk assessor, insurer or the Building Safety Regulator will want to see.

We completed the communal areas first, working quietly and considerately around the residents. We then spoke with each apartment owner individually about their own flat entrance door, and made adjustments for residents with disabilities where it helped. Throughout the project we kept in touch and answered every query. Face-to-face meetings mattered here, because fire regulations are not always easy to follow. Afterwards, one flat owner was happy enough to ask us back to replace all the doors within their own flat. For us, that is the best kind of recommendation there is.

“The team worked quietly and were considerate to the residents as they worked their way around the building.”

YOUR RESPONSIBILITIES

What the law expects

Under the Regulatory Reform (Fire Safety) Order 2005 and the Fire Safety (England) Regulations 2022, those responsible for residential buildings have clear duties around fire doors. In blocks above 11 metres, that includes quarterly checks of communal fire doors and annual checks of flat entrance doors. You can read the full text on legislation.gov.uk. Even in lower-rise buildings, the underlying duty to keep fire doors in effective working order still applies.

We help you meet those obligations with documentation that stands up to scrutiny. So if a fire risk assessor, insurer or the Building Safety Regulator asks, you have a clear record of what we checked, what we found, and what we put right.

COMMON QUESTIONS

Fire door inspections in Poole: common questions

How much does a fire door inspection in Poole cost?

Routine inspections are £20 +VAT per single door and £25 +VAT per double door, with a £200 +VAT minimum charge per visit. An invasive upgrade is £50 +VAT per door. Regulation 10 checks on doors we have already fully inspected are £10 +VAT per door. Larger Poole blocks are priced per door and come down with volume. Our cost guide has the detail.

How often do the doors in a block need checking?

In blocks over 11 metres, the Fire Safety (England) Regulations 2022 require communal doors to be checked at least every three months and flat entrance doors at least once a year. For other buildings, your fire risk assessment sets the interval. Annual inspection is the usual baseline.

What do I receive after the visit?

A photographed, door-by-door report, like the one we produced for The Orchard in Westbourne. We measure and record each door against the key checkpoints: gaps, seals, hinges, closer, glazing and signage. Defects are listed in priority order with a remedial quote. After any works we re-inspect and update the record.

Which parts of Poole do you cover?

All of it. We regularly work in Ashley Cross, Parkstone, Branksome, Westbourne, Lilliput, Sandbanks, Canford Heath, Oakdale and Hamworthy, and we are based twenty minutes away in Christchurch.

Do you need access to every flat?

For flat entrance doors, yes. We arrange access with residents through the managing agent, work in blocks of appointments, and record any refusals so you can show best endeavours under the 2022 Regulations.

Can you carry out the fire door repairs as well?

Yes. We repair first wherever a door can be brought back to standard: seals, closers, hinges, gaps and glazing. Only doors beyond economic repair are replaced. That is how we worked at The Orchard in Westbourne: gaps, hinges, seals and closers put right door by door, and certified replacement doorsets only where a door was beyond repair. See our fire door repairs page.
