Fire Doors in Southampton
We look after fire doors in Southampton: inspections, repairs, installation and maintenance. That includes certified fire door inspection, remedial works, FD30 and FD60 installation and replacement, and fire risk assessments. We work in high-rise residential blocks, purpose-built student accommodation, HMOs, retirement schemes, commercial premises and communal areas throughout the city.
A CITY OF FLATS & HIGH-RISE
Southampton is a city built around flats, and that puts fire doors at the centre of keeping its buildings safe. There are the high-rise residential blocks of the city centre and the waterfront developments at Ocean Village and Woolston. There are also the dense terraces and converted HMOs of Portswood, Bevois Valley and Freemantle, and the purpose-built student accommodation serving the University of Southampton and Solent University. In other words, much of the city’s housing is exactly the kind the fire door regulations were written for. Buildings above 11 metres carry specific duties for communal fire doors and flat entrance doors, and higher-risk buildings above 18 metres more still. So we carry out fire door inspections, repairs, installation and maintenance throughout Southampton, keeping communal and flat entrance fire doors compliant and evidenced.

We work with managing agents, management companies, resident management companies (RMCs), housing associations, student-accommodation operators, commercial landlords and leaseholders across Southampton. First, we inspect thoroughly and report clearly. Then we carry out the remedial works and installations to bring every door up to standard.
It might be a fire door inspection for a high-rise block in Southampton city centre, remedial repairs to communal fire doors in Portswood, a fire risk assessment in Bitterne or a new certified FD30 doorset in Woolston. Wherever you are, we work throughout Southampton.

WHY IT MATTERS
Compliant doors, evidenced on paper
Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person for any commercial, industrial or residential premises has a duty to keep fire doors in effective working order. In addition, the Fire Safety (England) Regulations 2022 add specific checking duties in taller residential blocks (full text on legislation.gov.uk). It might be a cross-corridor door in a high-rise block or a flat entrance door in a student scheme. Either way, we photograph, measure and record every inspection and repair. So you hold the evidence a fire risk assessor, insurer or the Building Safety Regulator will want to see.

COMMON QUESTIONS
Fire doors in Southampton: common questions
What fire door services do you offer in Southampton?
Everything a building needs over the life of its doors: fire door inspections, repairs and remedial works, installation of certified doorsets, scheduled maintenance and Level 4 fire risk assessments. Every job is photographed and recorded door by door, so you hold the evidence.
How much does an inspection cost?
Routine inspections are £20 +VAT per single door and £25 +VAT per double door, with a £200 +VAT minimum charge per visit. Regulation 10 checks on doors we have already fully inspected are £10 +VAT per door. Repairs and replacements are quoted per door from the report. Our cost guide has typical figures.
Who is responsible for the doors in a block of flats?
The responsible person under the Fire Safety Order 2005, usually the freeholder, RMC or managing agent, must make sure communal doors and flat entrance doors perform. Leaseholders often own their flat entrance door, but the responsible person still carries the duty. Our guides on the responsible person and who pays explain the split.
Which regulations apply to a block in Southampton?
The Regulatory Reform (Fire Safety) Order 2005 applies to the common parts of every block. The Fire Safety Act 2021 brings flat entrance doors into the fire risk assessment. In blocks over 11 metres, the Fire Safety (England) Regulations 2022 add quarterly checks of communal doors and annual checks of flat entrance doors. Our legislation hub explains each one in plain English.
Which parts of Southampton do you cover?
The city centre, Ocean Village, Shirley, Portswood, Highfield, Bitterne, Woolston, Bassett, Totton, Eastleigh and Hedge End, plus the coast through Hythe and the New Forest edge. We are based forty minutes away in Christchurch and have recent jobs in the city, so short visits and follow-ups are no problem.
