PRICING & COSTS
How much does a fire door inspection or repair cost?
A fire door cost guide by Daniel Storr, Founder & Managing Director · Last reviewed 11 September 2026
As a rough guide to fire door cost: inspections are £20 +VAT per single door and £25 +VAT per double door, subject to a £200 +VAT minimum charge. Individual repairs run from a few pounds for seals to a few hundred for hardware or glazing. A full certified replacement doorset usually falls between about £600 and £1,300 +VAT supplied and fitted. A standalone fire risk assessment is around £600 +VAT, or about £400 +VAT bundled with door works. The exact figure always depends on your doors and the size of the job.
Fire door cost varies more than most people expect. “A fire door” can mean anything from a quick seal replacement to a fully certified doorset supplied and installed. The figures on this page are realistic UK guide prices for 2026. Your exact cost depends on the doors, their condition and the scale of the work.

WHAT DRIVES THE PRICE
The five things that move a fire door quote
Five factors account for almost all of the difference between one quote and another. Understanding them makes it much easier to compare prices fairly.
Door type and condition. A certified doorset with a minor fault is cheap to put right. A neglected or non-compliant door may need significant remedial work or full replacement, which costs more.
Number of doors. Per-door pricing falls as volume rises. Inspecting fifty doors in one visit costs far less per door than a single call-out.
Access, location and timing. Occupied buildings, out-of-hours work, height and awkward access all add time, and time is the main driver of labour cost.
Rating and specification. An FD60 doorset costs more than an FD30. Vision panels, letterplates and higher-grade closers and hardware all add to the total.
Documentation. A photographed, door-by-door record takes time to produce. However, it is the evidence you are paying for, and it is what a fire risk assessor or insurer will ask to see.
INSPECTIONS
What a fire door inspection costs
Routine fire door inspections are £20 +VAT per single door and £25 +VAT per double door, with a £200 +VAT minimum charge per visit. An optional invasive upgrade is £50 +VAT per door. Routine Regulation 10 checks are £10 +VAT per door, available once we have carried out a full inspection of the doors. Larger contracts are priced per door and come down further with volume. See our fire door inspections page for what is included.
Every inspection includes a documented, photographed report against the key checkpoints: gaps, seals, hinges, glazing, signage and closing. It also includes a clear, prioritised list of any remedial actions. So you end up with evidence you can show a fire risk assessor or enforcing authority.
A standard call-out is around £50 +VAT, and we frequently waive it when it’s combined with inspection or repair work. We’ll always tell you upfront whether it applies.

REPAIRS
Typical fire door repair costs
Most repairs are modest. The aim is to restore a door’s performance and compliance where that can responsibly be done, rather than replace a door that is fundamentally sound. Our guide to repair or replace explains how we decide. Typical component costs look like this:
These are indicative supply-and-fit figures for common items. On a certified doorset, correct-spec repairs keep the door’s certified status intact.
| Repair item | Typical cost (supply & fit) |
|---|---|
| Intumescent / smoke seals (per door) | £25 – £70 +VAT |
| Drop-down threshold seal | £30 – £60 +VAT |
| Fire-rated hinge set | £45 – £120 +VAT |
| Overhead door closer | £60 – £150 +VAT |
| Vision-panel / glazing repair | £80 – £250 +VAT |
| Gap adjustment / re-hanging | £60 – £180 +VAT |
REPLACEMENT
What a certified replacement doorset costs
When a door is beyond economic repair, or you need demonstrable certified performance, a replacement doorset is the answer. At this end of the fire door cost range, price depends chiefly on rating, size, glazing and ironmongery.
An FD30 (30-minute) doorset costs less than an FD60 (60-minute); vision panels, letterplates and higher-grade closers and hardware all add to the total. Indicative supplied-and-fitted prices:
| Doorset | Indicative cost (supplied & fitted) |
|---|---|
| FD30 solid single doorset | £600 – £900 +VAT |
| FD30 with vision panel | £800 – £1,100 +VAT |
| FD60 single doorset | £850 – £1,300 +VAT |
| Double / double-leaf doorset | £1,200 – £2,000 +VAT |
| Flat entrance door (FD30S, certified) | £900 – £1,500 +VAT |
VALUE, NOT JUST PRICE
Why the cheapest quote is rarely the cheapest outcome
The lowest number on a quote and the lowest fire door cost over time are rarely the same thing. With fire doors, the difference usually comes down to evidence and re-work.
A cheap “fire door” with no certification or paperwork can leave you unable to prove compliance. That means paying again for a door that actually demonstrates its rating.
Correctly specified work first time avoids abortive costs, repeat visits and failed re-inspections. Each of those is a hidden expense that never appears on the cheapest quote.
Therefore, judge quotes on what they include: certification, documentation, correct components and a competent installer. Not just the headline figure.
FIRE RISK ASSESSMENTS
What a fire risk assessment costs
A standalone fire risk assessment is around £600 +VAT. Carried out alongside fire door works, we typically reduce it to about £400 +VAT, because much of the survey work overlaps.
The assessment reviews the building’s fire precautions: escape routes, compartmentation, doors, signage and management. It gives you a prioritised action plan the responsible person can work through, in line with the government’s fire safety guidance for your type of premises.
YOUR QUOTE
How to get an accurate, no-surprises price
Accurate fire door cost comes from seeing the doors, not guessing. For anything beyond a single door we survey first, and then give you an itemised quote.
A good quote itemises each door and each action, states clearly what is included, and flags any call-out or access costs before work starts. As a result, there are no surprises on the invoice.
We are happy to price a single door or a whole building. In addition, we can phase larger programmes so the most critical doors are dealt with first.
