WHAT IT IS
Flat entrance fire doors: the hardest-working door in the building
A flat entrance door (FED) is the door between an individual flat and the communal parts of the building, and it does a demanding job. It has to hold back fire and smoke from the shared escape route, stay secure against intruders, and work comfortably every day for the resident. Modern flat entrance doorsets come as complete certified assemblies: the leaf, frame, intumescent and smoke seals and full ironmongery, usually prefinished and ready to install.
WHAT IT DOES
Fire, smoke and security in one door
In a fire inside the flat, the FED keeps fire and smoke contained long enough for neighbours to escape and the fire service to respond. In a fire elsewhere, it protects the resident inside. That is why flat entrance doors are typically FD30S, where the “S” adds a cold-smoke seal. Many also carry PAS 24 security certification and accessibility features such as level thresholds, easy-open closers and spyholes. So the door meets fire, security and Part M needs together.
WHY IT MATTERS
Squarely a legal responsibility
The Fire Safety Act 2021 put flat entrance doors firmly within the responsible person’s fire risk assessment. In addition, the Fire Safety (England) Regulations 2022 require best-endeavours annual checks of flat entrance doors in buildings over 11 metres. If you are a leaseholder wondering where you stand, our flat owners page is written for you.
WHAT WE FIND ON INSPECTION
Where flat entrance fire doors go wrong
Defeated self-closers. Closers removed, disconnected or held open. This is the single most common fault, and it stops the door doing its job.
Unauthorised modifications. Extra locks, letterplates, cat flaps or spyholes drilled in after fitting, which can void the certification. See what voids certification.
Threshold & closing issues. Doors that bind, do not latch, or leave a gap at the bottom that lets smoke pass.
HOW WE HELP
Supplied, fitted and evidenced
We supply and install certified flat entrance doorsets: prefinished, with the correct frame, seals and ironmongery, fitted to the test evidence and documented. Afterwards, we inspect and maintain them. For example, at Homelake House in Poole we fitted Seville prefinished oak doorsets with easy-open closers, fire-rated letterboxes and spyholes for a retirement living building. Read the case study →

FAQ
Common questions
Do flat entrance doors need to be FD30S?
In most blocks, yes. The “S” means a cold-smoke seal, and flat entrance doors onto a shared escape route are typically specified as FD30S. Your fire risk assessment confirms the standard for your building.
Can I fit extra locks or a letterplate to my flat entrance door?
Only if it keeps the certification valid, and many after-market additions void it. If in doubt, ask before drilling. We can advise or fit compliant hardware.
Who is responsible for the flat entrance door?
Broadly, the building’s responsible person arranges the checks. Meanwhile, the occupier keeps the door in good order and does not tamper with it. Exactly who pays can depend on the lease.
