FOR MANAGING AGENTS, FREEHOLDERS & RMCs

Fire door compliance for block management

Fire door compliance for blocks, turned into a manageable, evidenced programme. We cover fire risk assessments, communal and flat entrance door inspections, repair-first remediation and fully documented certified replacement, across one block or a portfolio.

YOUR DUTIES

The duties you carry — in plain terms

As the responsible person for a residential block, you hold the fire safety duties under the Fire Safety Order and the Fire Safety (England) Regulations 2022. In buildings over 11 metres, that means quarterly checks of communal fire doors and annual best-endeavours checks of flat entrance doors. In every building with two or more flats, residents must also receive information on fire door safety. Our legislation & standards guide sets out where each duty comes from.

We turn those obligations into a straightforward fire door compliance programme. Qualified people carry it out, and we document it so you can prove it was done.

HOW WE HELP

A single point for fire door compliance

Fire risk assessments. A Level 4 qualified fire risk assessor carries these out, covered by our £2m professional indemnity insurance. See our fire risk assessment service.

Inspection programmes. Quarterly communal fire door checks and annual flat entrance door checks, each with a photographic compliance report. An ABBE Level 3 qualified inspector leads them. See fire door inspections.

Repair-first remediation. We bring seals, gaps, self-closers and glazing back up to standard. We replace only where a door genuinely cannot reach the standard. As a result, your programme costs and disruption stay down.

Certified doorset replacement. Where replacement is the right answer, we supply and install doorsets in line with their test evidence, and document them fully.

DOCUMENTATION

Fire door compliance evidence: the report is the deliverable

For a building safety case, an FRA action, an insurer or an audit, the tidy door is not the point. The evidence is. We photograph, measure and record every door, consistently across every block. So what you hold is a clear, defensible record rather than an assurance. That documentation is a core part of what we provide, not an afterthought.

ONE BLOCK OR A PORTFOLIO

Qualified people, consistent records

From a single building to a whole portfolio, you get consistent reporting and a named, qualified team: an ABBE Level 3 fire door inspector, a Level 4 fire risk assessor, and FireQual-qualified staff. All staff are DBS-checked, and we hold UKFDT approval across inspection, installation and maintenance. We carry £10m public liability and £2m professional indemnity. Third-party certification of our fire door work is currently under independent assessment with Bluesky. Similarly, we are being assessed against the Common Assessment Standard (SMAS Worksafe Pro). More detail is on our accreditations page.

PROOF

Real jobs, real documentation

We would rather show you than tell you. For example, at The Orchard in Westbourne, a fire risk assessment flagged issues at a block of eight flats. We inspected every communal and flat entrance door, carried out the remedial works and one certified replacement, then re-inspected and documented each door. Our case studies also include the LV Building inspection with its actual numbers. Real jobs, documented the way yours would be.

Fire door compliance FAQs for block management

Straight answers to the questions managing agents, RMCs and freeholders ask us most about fire door compliance in blocks.

What are a block manager's fire door compliance responsibilities??

In most blocks of flats, the managing agent or resident management company is the responsible person for the common parts under the Regulatory Reform (Fire Safety) Order 2005. That means keeping the communal fire doors in efficient working order. Under the Fire Safety (England) Regulations 2022, it also covers the flat entrance doors. In practice, fire door compliance means a documented programme of checks and remedial work, driven by the building's fire risk assessment.

How often must fire doors in a block of flats be checked??

Under the Fire Safety (England) Regulations 2022, in buildings above 11 metres the responsible person must check communal fire doors at least every three months and use best endeavours to check every flat entrance door at least annually. In buildings below 11 metres, the fire risk assessment sets the frequency. Either way, a regular, documented regime is expected.

Who is the responsible person in a block of flats??

For the common parts, it is usually the freeholder, the resident management company or the managing agent acting on their behalf, in other words whoever has control of those areas. Responsibility can be shared. In addition, in higher-risk residential buildings the Building Safety Act adds accountable person duties. The fire risk assessment and the management structure together define exactly who holds each duty.

What fire door compliance records do block managers need to keep??

You need a documented, dated record of each fire door's inspection and any remedial work: what was checked, what was found and what was done, for every communal fire door and flat entrance door in scope. This forms part of the building's fire safety evidence. It is also what a fire risk assessor, an insurer or the Building Safety Regulator will expect to see. So we photograph, measure and record every inspection and repair to give you exactly that.

What fire door problems are most common in blocks of flats??

The issues we see most are flat entrance doors that leaseholders have altered (new locks, letterplates, spyholes or non-compliant doors), self-closers removed or disconnected, communal doors propped open or damaged, and worn or painted-over intumescent and smoke seals. Because access to flat entrance doors can be difficult, a planned inspection programme is the reliable way to keep on top of them.

Which areas do you cover for block management fire doors??

We work with managing agents, resident management companies and freeholders across Bournemouth, Poole, Christchurch and the wider Dorset area, including Wimborne, Ferndown, Ringwood and Southampton. We provide inspection, repair, maintenance and certified installation across whole portfolios of blocks.
