FOR FLAT OWNERS & LEASEHOLDERS
Fire door help for flat owners and leaseholders
Fire doors for flat owners, explained straight. What the rules actually mean for your flat entrance door, what a proper inspection checks, and the documented report you can hand to your managing agent or freeholder.
THE SITUATION
Had a letter about your flat entrance door?
Your flat entrance door is a fire door. It is a life-safety component that holds back fire and smoke long enough for the shared escape route to work. Under the Fire Safety (England) Regulations 2022, in buildings over 11 metres the person responsible for the building must make best endeavours to check every flat entrance door once a year. They must also check the communal fire doors every three months.
In practice, that often means your managing agent or freeholder asks to inspect your door, or asks you to put any faults right. We help you deal with that calmly and correctly, with an independent inspection and a report that settles the question either way.
HOW WE HELP
Fire doors for flat owners: what we do
Inspect your door. A qualified inspection of your flat entrance door against what genuinely matters: the gaps, the seals, the self-closer, the hinges and any glazing. An ABBE Level 3 qualified inspector carries it out.
Repair first. If your door can be repaired, we will tell you. Most issues, such as worn seals, gaps that are too wide or a tired closer, are a repair, not a replacement, and far cheaper.
Documentation you can forward. A photographed, measured report you can hand straight to your managing agent or freeholder, as evidence that your door has been checked and any work done.
REPAIR FIRST
Fire doors for flat owners: repair first, not replace by default
Not every flat entrance door needs replacing. A sound door with worn components is usually a straightforward repair. Where a door cannot be verified, for example a nominal or notional door with no test evidence behind it, we will explain your options honestly. That includes when a certified replacement is the right call and when it is not. Our certified, notional or nominal guide explains the difference. You can also run a quick 5-step check yourself before we visit.
WHAT YOU GET
A report, not just a tidy door
We photograph, measure and record every inspection and repair. You get a clear recommendation, repair or replace, with the reasoning behind it, and the evidence your building’s fire safety records need. It is written to be understood, and it is yours to keep and to forward.

PRICING
Fair, transparent pricing
Itemised quotes with no surprises. If something does not need doing, it will not be on the quote, because we do not inflate scope. For a price for your specific door, ask us for a quote and we will set it out plainly.
WHO IS RESPONSIBLE?
Where your responsibility ends and theirs begins
Broadly, the building’s responsible person looks after the building’s fire safety and arranges the regular door checks. As the occupier, you are generally expected to keep your own door in good working order, not to tamper with it or its self-closer, and to report faults. Exactly who pays for what can depend on your lease; our who pays guide goes through it. If that is unclear, an independent inspection and report at least makes the condition of the door, and what it needs, impossible to argue with.
Fire doors for flat owners and leaseholders: FAQs
Straight answers to the questions flat owners and leaseholders ask us most about their fire doors.
Who is responsible for the fire door to my flat??
In most purpose-built blocks, the flat entrance door is a fire door, and responsibility is usually shared. Your lease often makes you responsible for the door itself. Meanwhile, the building's responsible person (the freeholder, resident management company or managing agent) looks after communal fire safety and checks the flat entrance doors. Your lease and the building's fire risk assessment set out exactly who does what.
Does my flat entrance door have to be a fire door??
In purpose-built blocks of flats, the flat entrance door is almost always a fire door, typically an FD30S doorset. That is because it protects the communal escape route from a fire inside a flat. Under the Fire Safety (England) Regulations 2022, the responsible person must check flat entrance doors in buildings above 11 metres at least once a year.
How often should my flat's fire door be checked??
In buildings above 11 metres, the responsible person must check flat entrance doors at least annually under the Fire Safety (England) Regulations 2022, and communal fire doors at least quarterly. Your building's fire risk assessment sets the overall regime. In addition, it is the responsible person, not usually the individual leaseholder, who arranges these checks.
What are the signs my flat's fire door has a problem??
Common warning signs are gaps around the door that are too wide or uneven, damaged or missing seals along the edges, a door that no longer closes and latches by itself, visible damage to the leaf or frame, and a missing or incorrect self-closer. If you notice any of these, report them to your managing agent or freeholder, so someone can put them right.
Can I replace or alter my own flat entrance door??
Be cautious. A flat entrance door usually has to remain a certified FD30S fire doorset. Changing the door or its hardware, or even fitting certain letterplates or spyholes, can affect its fire performance and its certification. Always check with your building's responsible person or managing agent before altering it, so the door stays compliant and evidenced.
Which areas do you cover for fire doors for flat owners??
We work with flat owners, leaseholders, resident management companies and managing agents across Bournemouth, Poole, Christchurch and the wider Dorset area, including Wimborne, Ferndown, Ringwood and Southampton. We provide inspection, repair, maintenance and certified installation.
