Fire doors for hotels and hospitality

Fire doors for hotels, guest houses, pubs with rooms and restaurants. Sleeping risk, guests who do not know the building, and doors that see heavy daily use.

WHAT THESE BUILDINGS NEED

Where people sleep, doors matter most

In buildings where people sleep, fire doors do their most important work. Bedroom doors are usually fire and smoke doors. The corridors and stairs guests escape through depend on every door closing and sealing properly, for people who do not know the layout.

Hospitality doors open and close constantly. Housekeeping props them open, and trolleys and luggage knock them. As a result, self-closers drift out of adjustment, seals wear and gaps open up. Regular checks and quick remediation keep the building compliant without disrupting guests.

Fire doors for hotels and hospitality: FAQs

Straight answers to the questions hotel owners, operators and their responsible persons ask us most about fire doors.

What are the fire door requirements for hotels?

Hotels are sleeping-risk premises, and guests are usually unfamiliar with the building's layout and escape routes. That makes fire doors central to keeping corridors and stairways usable in a fire. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must keep fire doors in efficient working order and inspect them as the fire risk assessment determines. That way, every door will hold back fire and smoke when it matters.

Do hotel bedroom doors need to be fire doors?

In most hotels, bedroom doors that open onto escape corridors are fire doors, typically FD30 with a self-closing device and cold smoke seals. That is because they protect the corridor that other guests escape along. The building's fire risk assessment confirms which doors are fire doors and the standard each must meet.

How often should fire doors in a hotel be inspected?

The fire risk assessment sets the frequency. However, because hotels are sleeping-risk premises, many operators inspect fire doors every six months. In buildings above 11 metres, the Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual checks of any flat entrance doors.

What fire door problems are most common in hotels?

The issues we see most are self-closers disconnected or adjusted so bedroom doors don't close and latch, damage to leaves and frames from luggage, trolleys and cleaning equipment, fire doors propped open for convenience, and worn or painted-over intumescent and smoke seals. A regular inspection catches these before they become a compliance failure.

Who is responsible in a hotel?

Responsibility sits with the building's responsible person under the Regulatory Reform (Fire Safety) Order 2005, usually the owner, operator or employer. They must make sure the fire doors are inspected, maintained and documented, guided by the fire risk assessment and competent advice.

Which areas do you cover for hotel and hospitality fire doors?
