Fire doors for student accommodation and HMOs

Fire doors for student accommodation and houses in multiple occupation. These are sleeping-risk buildings with room and flat entrance doors to protect, and a high turnover that is hard on ironmongery.

WHAT THESE BUILDINGS NEED

Sleeping risk, many occupancies

These are sleeping-risk buildings with many separate occupancies. Room and flat entrance doors are fire and smoke doors that protect shared escape routes. In HMOs, they are also a specific focus of licensing and enforcement.

High turnover and heavy use take their toll. For example, closers get removed or defeated, seals get damaged, and doors get propped open or drilled for extra locks. Where buildings are over 11 metres, the responsible person also has fixed duties to check flat entrance and communal fire doors. So regular inspection and quick remediation keep pace.

Fire doors for student accommodation and HMOs: FAQs

Straight answers to the questions HMO landlords, letting agents and providers ask us most about fire doors.

What are the fire door requirements for HMOs and student accommodation??

Houses in multiple occupation carry specific fire safety duties. The Management of Houses in Multiple Occupation (England) Regulations 2006 require the manager to keep fire doors and other safety measures in good order. Licensing conditions often set out fire door standards too, and the Regulatory Reform (Fire Safety) Order 2005 applies to the common parts. Together, these mean fire doors to bedrooms and along escape routes must be correctly specified, maintained and regularly checked.

Do bedroom doors in an HMO need to be fire doors??

In most HMOs and shared student houses, bedroom and bedsit doors that open onto shared escape routes are fire doors, typically FD30 with a self-closing device and smoke seals. That is because they protect the route everyone else escapes along. The fire risk assessment and any licensing conditions confirm which doors are fire doors and the standard each must meet.

How often should fire doors in student accommodation be inspected??

The fire risk assessment sets the frequency. However, high tenant turnover and heavy use mean many landlords and providers inspect fire doors often, typically between tenancies and at least every six months. In blocks above 11 metres, the Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual checks of flat entrance doors.

What fire door problems are most common in HMOs and student lets??

The most common issues are self-closers that tenants have removed or disabled, bedroom doors damaged or with locks and gaps altered, fire doors propped open, and worn or missing intumescent and smoke seals. Because occupants change often, these problems appear quickly, which is why regular inspection between tenancies matters so much.

Who is responsible for fire doors in an HMO??

Responsibility sits with the landlord or the person managing the HMO. They are the responsible person under the Regulatory Reform (Fire Safety) Order 2005 for the common parts, and the duty-holder under the HMO management regulations. So they must make sure the fire doors are maintained, inspected and documented.

Which areas do you cover for fire doors for student accommodation and HMOs??

We work with HMO landlords, letting agents and student accommodation providers across Bournemouth, Poole, Christchurch and the wider Dorset area, as well as Southampton with its university and Solent student housing. We provide inspection, repair, maintenance and certified installation.
